Are pets allowed?
Yes, some of our units are pet-friendly. If you have a pet, we require a $500 pet deposit in addition to your security deposit.
What happens after my application is approved?
If everything on your application checks out and the unit is still available, then:
We will contact you to go over the lease and final details.
You’ll review and sign the lease.
We need one month's security deposit, in addition to the first month's rent.
You’ll switch the utilities into your name.
Once you get your keys and it’s time to move-in, you can expect a fully cleaned and inspected unit that’s ready for you to call home!
How much is the security deposit?
Your security deposit is the equivalent of one month’s rent.
When is rent due? And what happens if my payment is late?
Rent is due between the first and fifth of each month. After that, a $8/day late fee is added to your rent.
What payment methods are accepted?
You can pay your rent by check, cash or money order. Many of our tenants schedule automatic check payments with their banks.
What about utilities?
You will be responsible for paying utilities.
For LaSalle properties…Ameren provides your gas and electric, while the city provides your water, garbage and sewer.
For Peru properties…Ameren provides your gas, while the city provides electricity, garbage, water and sewer.
You are free to choose whichever cable and/or internet provider you wish.
What steps do I need to take when moving out?
We require a minimum of 30 days notice if you wish to move out, though appreciate as much notice as possible.
In addition, we require the following checklist of tasks to be met in order to receive your security deposit back.
All cabinetry cleaned inside and outside
Stove, oven and burners cleaned
Carpets professionally cleaned
Refrigerator cleaned inside and outside
Sinks, tubs, and toilets washed down
All laminate floors cleaned.
All garbage must be hauled away or put to curb for removable.
If there is a garage onsite, it must be emptied.
If applicable, mow law.
Switch utilities back to Ashley Rental Properties.
